Having accepted a position in Mason City, IA, we need to relocate. Originally our home was listed with a flat fee broker; however, it is a competitive market and we need to lower the price even more to remain competitive. Thus, we are selling the home ourselves. The flat fee broker was very nice and professional, but considering the situation, we need to be more aggressive.

Heading out into the market without a realtor is a little scary and we will surely miss out on some of their incite; however, in the realm of advertising, we have this website and are also advertising in the newspaper. Likewise, during the closing we will request that a lawyer assist us so that we will have representation.

We have a wonderfully large home in a great neighborhood. We will be sad to leave it behind. Don't miss this chance to make this your next home.

Important Note!

Exclusive Buyers Agency Agreement

Your realtor may request that you sign an 'Exclusive Buyers Agency Agreement' before looking at our property. We urge you not to do this for these reasons:

  1. It is absolutely unnecessary to sign this agreement unless you are ready to hire the real estate agent to represent you through the closing process.
  2. A realtor will only request that you sign this contract if they feel threatened that they may lose their commission since our home is listed as FSBO. I would question your realtor's integrity if they try to push you into this type of contract because it strips you of these freedoms:
    1. You will not be able to work with other realtors if you decide you don't like the one you're working with.
    2. You may not be able to purchase our home. As our home is already listed at a price that is below the market value; we cannot afford the additional expense of a realtor's commission.
      1.  If you would like to have a realtor represent you, that is fine; however, you agree to pay their commission/fees upon purchasing the home and you agree that we will not be held responsible to pay any of their fees.
  3. Requesting a lawyer to represent you through the closing process is significantly cheaper than paying the 7% commission on the purchase price of the house.
